Many of you have read the little book Who Moved My Cheese by Dr. Spencer Johnson. This is the story of change. Change in the way we do business, changes in the way we search for jobs, and change in the way we even search for relationships.
The Big Question
The question our team searched for was
How do we find these buyers while they’re still searching on the internet?
The market was telling us that 50% of our buyers coming into the Dallas, Texas area are coming here from some other location because we have jobs here!
We realized that the buyers could search the internet and look at our properties, but we as realtors had no way of getting in touch with them.
How Could We Solve This Challenge?
We found a company that could put our team in touch with buyers who were looking at properties, surfing the internet…and we bought the local rights to this software and developed a new, what we call, on site Buyer Concierge Service to help buyers search homes, areas, prices, and so forth.

After looking at two homes, they must register their name, phone number and e-mail. Then they can look at all the homes in the multi-listing system.
At this time we have about 951 leads that have come into our system. In fact, we’ve got about 22 leads that have come in just the past 24 hours!
Each time a buyer lead comes into our system, Cynthia, our ISA, calls them immediately and try to speak with them first hand. She also e-mails them and welcomes them to our site.
The first priority is to try to get the information of what they are actually looking for so that Cynthia can set them up on e-mail alerts showing them and sending them properties of what they are looking for.

Long gone are the days where sticking a “For Sale” sign in your yard will get your home sold. In this competitive real estate market, sellers need an aggressive marketing plan. But sometimes, an aggressive marketing strategy may not separate you from the competition as much as you would like. That’s where the Certified Property Program comes in to play. The Certified Property Program is a three-step program designed to make your home desirable to the pickiest buyer.
Step One: Order an Appraisal
Our Certified Property Program is all about showing the buyer that you are prepared and forthcoming when it comes to selling your property. That’s why the first step of the program is to hire a certified appraiser to determine the value of your home. By hiring an appraiser to evaluate your home, you show buyers that the asking price for your home is fair and you are able to generate offers closer to that asking price.
Step Two: Pre-Inspection of Home
The second step of the Certified Property Program is to order a pre-inspection of your home. A home pre-inspection consists of a professional assessing the property and compiling a report of any items that need repair (usually minor).
